What are the advantages of remortgaging your property?


The mortgage lending market is exceptionally competitive, and you may find that another lender can provide you with more advantageous terms. Remortgaging can also allow you to release equity in your home if you need cash to do renovations or a deposit for another property.

Why do I need a Conveyancing Solicitor to remortgage?


It is important to have a Solicitor manage the remortgaging process as there are many steps to the transaction. Your Solicitor will ask your current lender for a Redemption Statement which sets out how much is owing on your existing mortgage and any exit fees which must be paid. They will organise all the property checks required by the new lender and use their experience to ensure the valuation of the property is correct. They will also register the new mortgage details with the Land Registry.

  • Why Re-Mortgage ?

    Most people want to Re-Mortgage for one of the following reasons.


    1. To release some funds from the increase in the equity of their property.
    2. To secure a different rate when a previous mortgage was no longer suitable to your circumstances.
    3. A better rate of interest due to changes in the market, since you originally purchased the property.

  • What are the initial stages ?

    We will write to you and will require proof of identification. Once we receive your signed agreement and your identity documents. We will then need to know your mortgage account, so we can obtain the deeds.

  • Checking your Deeds ?

    Once we have recieved the requested deeds from the current mortgage lender, and the details of the property from the Land registry. This will give us all the legal information with regard to the property, as well as the plan of the land.


    We will then check this over, as if it were a new purchase.

  • Will further Searches be required ?

    This depends on the lender and may not be required for a re-mortgage. Some lenders will accept an indemnity insurance, which negates the need for a brand new search, we can check to see which is the best action for you or required by the lender.

  • Will you check our mortgage offer.

    When the mortgage offer is recieved, we check it to ensure the price is correct and all the conditions are met. We will also write to you, to ensure you are aware of how much you are borrowing, the interest rates, the monthly payments and any other special conditions.

  • Documents for signature

    Once we have all the required documentation, mortgage offer, title documents and search (if requested) we will send this to you, or sign in our office if preferred.


    At this point we will request the required funds for completion. We will request a redemption statement, for the existing mortgage, so we can pay this down at completion, so the new mortgage is replaced.
