If you are the successful bidder at an auction you are now committed to complete the purchase, whether or not you have made any detailed enquiries about the property. We ensure that any title checks and other searches or inspections, will have to be done before the sale itself.

It is always worthwhile to have a pre-auction conveyancing report, the auction sales are subject to numerous conditions of sale. 

The conditions imposed not only regulate the way in which the sale is to be conducted but will also form part of the sale contract. A buyer is stuck with them whether or not he or she has read them.

  • What Legal Documents is required ?

    If you are Buying or Selling a property at an auction, the same legal documentation is required, as if you were completing a property transaction in another way. The Legal documents for each property is made available, for interested parties to view.


    These packs contain all the required information about the property, this will include any covenants and restrictions. At this point we recommend having our professional conveyancing solicitor take a look and feedback any important information.

  • Are you able to prepare a legal pack if I am selling in an auction ?

    Our conveyancers have years of experience helping legal documentation, for sellers and buyers alike. We ensure everything is clear and detailed that will make your property a better prospect for a potential buyer and to avoid disputes, when the sale has completed.

  • What are the stages of buying at an Auction ?

    We highly recommend attending a few auctions to get a good understanding of the process and are able to remain calm, for when it's time to bid on your property.


    Before the auction the legal documentation will become available, at this point it is worth getting our legal support in position, ready to assist.


    We also recommend having a survey done on the property, this will assess any potential issues with structure and condition. Also having some searches carried out, so you can see what may impact the value of the property, with planning, rights of way and flood risk being exposed to you.





  • What happens on the day ?

    When the bidding starts the process is very quick, and its important to have your set prices that have been pre-agreed and ensure your don't go over the amount, as when the hammer falls the contract is final and binding, with a 10% being payable on the day and the full amount to be completed within 28 days.
