Do I need to use a Conveyancing Solicitor if I am buying and/or selling my house?


If you are buying or selling a home, you will need a Solicitor to deal with the Land Registry, draw up the contracts, conduct the relevant property searches, and transfer the funds on completion day. 

We have served the community of South East London and North Kent for many years. Our Conveyancing law team has a deep understanding of the area and has built up strong relationships with local estate agents and mortgage brokers/financial advisors. Although some Conveyancers may be cheaper, they do not have our knowledge of the region which allows us to know what property searches need to be conducted and what to look for on property titles. 


The risk of conveyancing fraud is also high, with criminals becoming more sophisticated. We have robust security processes in place and will ensure we get to know you during the transaction, a factor which greatly mitigates the risk of fraud occurring.


How long does a house sale and purchase take?


The conveyancing process usually takes between 8-12 weeks. However, certain factors can slow things down. Most commonly, these include:

  • The property you are buying is older and/or listed, therefore requires more detailed searches of the title and careful examination of property reports such as water and drainage, and local government reports.

 

  • You are in a chain. This is where multiple people are buying and selling their properties and each one is relying on their house being sold before they can move forward with their purchase. If one person in the chain’s house sale falls through or their sale is delayed, your sale and purchase process will take longer.


  • The title indicates aspects of the property that needs investigating, or the property searches unearth troubling findings which may need to be rectified. 



Although you may be impatient to sell your home/move into your new property, it is crucial to get the conveyancing process right. Skimping on searches and title checks can result in costly and stressful problems down the line.     This is a really difficult decision to make, if you are using an estate agent ask them to back up the valuation, with examples in your local market, get a few estate agent to offer valuations with examples. There are also useful tools with Rightmove and Zoopla to assist you get average valuation based on sales.

  • How to Prepare Your House to Sell ?

    Everybody is looking for a home, so ensure you keep your home 'homely' with keeping it clean and everything packed away, giving more space and tidy up the areas that need the attention. A bit of paint and a scrub makes a big difference to how the house can be viewed.

  • Hiring a Solicitor or Conveyancer

    You will need a solicitor or conveyancer to handle all your legal work and to transfer ownership of the property, to you or your buyer.
