  • What is the difference between a freehold and a leasehold property ?

    The freehold term means that simply you own the property, typically with houses but with some estates, there is an obligation to contribute to maintenance of your surrounding area.


    A leasehold property is typically a flat or maisonette and it is yours for the duration of time specified in the lease. 

    You are granted the right to live in that property and have to pay an annual ground rent. The lease defines the extent of the property and rights and also obligations, you may have for whom is responsible for its maintenance.

  • I have received and accepted an offer, what shall I do now ?

    Once you have agreed to buy or sell a property, we will typically be notified by the estate agent and they will send us the property details. You will need to provide us with confirmation of your identity, along with details of your mortgage if required.


    If you want to purchase, you should arrange a survey and we can provide you with some information if needed, also it is advisable to do some financial calculations at this stage, to ensure you have enough funds to cover the purchase and costs.

  • Will it take long to sell my home ?

    Every home is different in every location and will depend on a number of different factors, by average the purchase transaction can take 6 - 10 weeks to complete, with leasehold transaction taking just a little longer.

  • What does 'Exchange of Contracts' mean ?

    This is a special day, this is the day that the contract for sale and or purchase are exchanged between solicitors. All parties are now legally bound to proceed with the transaction and it is also the time to fix that all important moving date. 

  • Is there a difference between exchange and completion ?

    Exchange is the date on which all parties become legally contracted to proceed with the transaction. 


    Completion is the moving date when all the funds are transferred between the parties. 

  • Is there anything, I need to do after exchange of contracts ?

    Once you have exchanged contracts, you will need to ensure there is adequate building insurance for the properties at risk. You are responsible for the property, whilst the original owners are in occcupation until completion. It is also time to ensure you have the funds available to complete payments . We will provide you with a financial statement confirming all these amounts after the exchange of contracts. Please also contact all your service providers (Council Tax, utility companies), notify these parties of your leave date and forwarding address. 

  • What happens on completion day ?

    On the day, we will clear any estate agents fee's redeem any existing mortgage before forwarding you the balance. We will communicate with the Estate Agents to release the keys to your property once the purchase money has been received.


    On your purchase, we will transfer the monies to the sellers solicitors, once this has been received by them, we will contact you to confirm the completion has taken place and inform you that you can collect the keys to your new property, from the estate agents.
